Speaker 1: Hey this is Tyler with PDQ home buyers again. Wanted to bring you by another property. This is a house we bought here in north west arkansas. The situation with this one. The seller had inherited the house from her mother who passed away. Obviously she inherited it, so it had a pretty sizeable tax lien against it that the seller could not pay. When we first made contact with her, the tax sell was gonna happen in seven days so we were able to make her an all cash offer, buy the property and actually stop the tax cell and put money in her pocket. So she was looking at possibly losing the house and all the equity that she had in it and not just … Sorry that car was going by. Losing all the equity that she had in the property, possibly being responsible for back taxes even after the sale. She was super stressed out. She doesn’t live in town. It hasn’t been vandalized, but she was concerned about that so we were able to buy the property. We started fixing it up a little bit already. I’ll show you back here.
We’ve put new windows in. We’re having the plumbing, electrical systems checked out. We did a little bit of structural repair. We’re gonna replace some of this rotten wood and things like that and the plan is to sell this to someone who may not be able to qualify for traditional financing. We’re not gonna rent it. We’re gonna sell it, owner finance in hopes that we find somebody and we can help them get into home ownership versus renting. So that’s always good to help folks.
